Talk is cheap and people are full of BS.Your transaction costs on a failed 1031 exchange or a regular transaction can eclipse the extra savings the buyer thought they were getting with this lender or mortgage broker blowing sweet nothings into their ear.I want to know the lender or mortgage brokers track record and how many loans they close and what size.

If there are a lot of retail comps in the area then you know you're looking in a neighborhood where people want to live, and that is where I want to invest.Fully agree with Joe - Baltimore is so diverse and while there are areas I personally wouldn't invest in, I like the sweet spot of Class B neighborhoods with a fair share of working class and Section 8 voucher holders (my two favorite types of renters for cash flow).

I put a Cash Offer on a CitiMortgage REO Home for $30K, Asking price is $35k, needs some TLC but for the most part, it would be a sweet deal.I put the offer on the day it came on the market with my Realtor who had to present to listing agent...My realtor followed up with the LA because of expiration and she said that the home has to be listed for 7 days in order to accept any offers....?
