I analyzed SFR and MFH and the ROI is simply higher for MFH. 2-6 family is higher than SFH. 12-20 Family is typically the sweet spot for me which provides the best Cash on Cash Return (ROI).

I think they are banking on appreciation a bit being happy with those numbers, but I think there's a sweet spot in more modest two and three bedroom units aiming for $1100-1400 rent range with simpler builds.
