We have 14 units - I sent an email 3 weeks prior to April 1st asking if anyone was affected by COVID19 and I also linked everyone the unemployment information put out by the State of Ohio.One week out from April 1st I reached out to everyone personally and asked if they were affected and if they thought they'd make rent on the 1st.

You might find out that they can make rent happen at levels higher than they are letting on.How much are they below market rents and what's the cap rate in the area?

Especially after you get connections in your chosen market, the DIY approach can be a money maker.
