I would recommend looking at properties that have sweeping mountain views or has river access.

However, I have been to other cities where the "bad" areas were far more dominant, and the overall atmosphere of the city was rather hopeless and tired.

I'm out of Boston and we'd been thinking about the White mountains a while back, specifically North Conway but have heard that they'd been pushing back on STRs as of late.  

Would love to see the atmosphere of the college town and what surrounds it.

We own in the smoky mountains of Tennessee.

Anything less than pulling a sled up a mountain is likely to bore a husky, so that just wouldn't sound like a good fit to me.

It sounds like more people are beginning to leave the city for smaller towns both coastal and in the mountains.
