I suspect you will get direct messages from a few who will propose helping you secure a $50K line of credit, help you buy a home in the lowest barrier neighborhoods in Philadelphia and then help secure a section 8 renter.

I am suspecting it is worth more (value and sellable later) with one versus a car port... am I correct with that thinking? 

I suspect that fighting the city on this is not your best option.

For a couple other reasons I strongly suspect the out of state owners aren't managing the place very well anymore and I decided to pursue it.However, I only know how to value a property based on it's cap rate and operating income.

From what I read, it sounds like some markets have seen better occupancy rates than previous years once the restrictions were lifted, but I still suspect there were people that got into it just prior and were not prepared to handle a significant reduction in lost rents.I am curious too about your point about supply and the effects once more inventory starts to come on the market.
