By the same respect, it would likely be a good idea to seek out some successful teams in your area with various brokerages.  

Once this is narrowed down you can then seek out the proper way to evaluate the property type.

I'm not just a huge fan of the industry as a whole since it's flooded with lots of newbies who really don't have any business being involved in real estate transactions with no skin in the game, no investing knowledge, and no penalties if they screw a buyer or seller over.

You would add the terms of the financing to the PSA (or addendum to it), including amount, interest rate, term, payment schedule, and late penalties, etc.  

Stick with what she says her intent is and be ready to seek forgiveness rather than permission.
