I've posted many different Ads ( we buy houses and various others)  on craigslist and never even got a bite, the fact is the competition is so consumed with investors ,flippers and wholesalers it's hard to get a deal.

It's 'partly' characterized by the media's new coverage of a hot real estate market (they were just saying 6 months ago about how the market was still slow), employment going up, competition fr properties becoming fierce, out of state investors coming in, etc.Are these the characteristics of 'Concentration' Dale Osborn ?

Might say what land prices are in the area, not sure I'd tip my hat too much about specifics as such a plot wouldn't be hard to locate, why bring competition.....sounds like you have more than contact with the seller and your implication of thinking about it for over a year sounds like neither party is highly motivated.Shane, you might touch on basic ideas for the use of the property, there are many ways to design the deal, the use of the property can affect the way you begin.
