I'd personally never invest in real estate for a 10% return knowing that this is the long term average return of the stock market, which is less risky much more liquid and has more potential upside if you pick stocks yourself.As for the political, criminal and economical state of these countries, it's much better than you think.

The real trouble is when you believe that property values only go Up (they don't) and that tomorrow's economy and tomorrow's politics will be like today's (they won't).

The political climate of that area and the laws that favor tenants rights over land lord rights or the general lawlessness going on right now would be enough for me to want to move my business elsewhere.

Sorry if this belongs in the political section, but CA has nearly 10% state income tax, nearly 10% Sales Tax and the average auto cost $1,000 a year for registration.
