@Imran Ahmed - I re-leased that property in October 2016 at $1,450 per month shortly after this thread was started.About a year and a half later, the tenant expressed interest in purchasing it, and we closed in August 2018.We sell a house or two to tenants each year, and we discount them by 5% (what we would pay in listing commissions) and 2 months rent (what we would expect to have for vacancy while it is listed and sold) since we don't incur these costs when a tenant purchases the house.

In your case, if the seller is not willing to sell it to you at the appraised value, then you should first express to the agent that you are willing to walk away on from the deal if there is a deadlock on the fair market value price.

Conversely. those that express gratitude for my comparitive analysis of the potential of their turnkey property and the idea of evaluating it against the standard benchmark, the S&P 500, are intellectually curious people who are willing to change their opinion based on new information coming in and shows cognitive fluidity of the mind which historically marked the trajectory towards maturity from apes to what we now call the human species.
