We buy distressed property, rehab, hold some and sell the rest.My biggest tip for foreign buyers is to make sure that they have people on the ground that have their interest at heart and not to invest no matter how long it takes to establish the right contacts.Also not to buy hoping the property will go up in value.

Hey EveryoneI was wondering if there are any foreigners investing in USA using Subject to existing mortgage, or anyone has any tips if this is something foreigners(Canadians) can do without triggering do on sale clause.Thank you in advance

The only way out of the hole we've dug ourselves into is to start working again...........not just trading paper back and forth and patting ourselves on the back about how smart we are to have those dumb foreigners making our stuff.

MichelleHi Michelle --I can't really speak for Eric but here's what I'd guess:The whole purpose for giving away useful information at no charge, is to collect some useful info from your visitors, in exchange.

I believe the reason being is it's not only a trust factor, but the complexities of Canadians buying foreign real estate wrt taxes and liability issues keep many from delving into it.  

For my 1031 exchange, I am purchasing a new construction rental in Florida and it will not be completed by my original deadline.
