In the instance of Power of Sale, the lender  can typically force the sale of the property without taking possession of the property.Conversely, if the property is in a jurisdiction where judicial foreclosure is the avenue, when the lender goes to court to gain possession of the property, the borrower is relieved of their obligations to the loan in exchange for surrendering the property.

When I was looking for a shelter dog, the county shelter was 98% pit bulls that were wound up like crazy, and likely surrendered because the landlord wouldn't allow a dog.
