In my Coinbase account, I only invest in Bitcoin and Ethereum which has been working out extremely well. 

And it can be from real estate, Bitcoin, gold, any capital gain, not just real estate like 1031.

I won't go down the bitcoin rabbit hole, but land should speak for itself.Most of my equities were bought in 2008-2011 and again 2017-2020.

Plus, Chicago has world-renowned universities and two national laboratories leading research in new industries such as blockchain, biotech and quantum computing. 

Would love to see block-chain get involved.

It reminds me of bitcoin when people wanted to get in way to late because it was jumping 600% a week and then all my friends who did it after me warning them lost their pants when it halved overnight. 

One guy took money out to invest in bitcoin when it was $60k, wishes he did not.

I have been considering this for the following reasons:- The cost of $245 for the test seems very reasonable given the substantial increase in returns compared to a REIT- The risk of investing in a RE syndication as a debt investor or even equity seems very low compared to the stock market or other asset classes right now - I would hope that studying for a series 7 would make someone a smarter investorAs a side note, how is it considered too risky for the average investor to invest in a real estate backed investment but investing in Bitcoin or Dogecoin is considered safe for the general public?
