I have a good cleaner that I use now but she charges a percentage to clean and manage the maintenance and stuff so I was seeing if there was another option that doesn’t charge a percentage. 

However, because this is primarily a cash flow investment, it seems fair that I could take income alongside the silent partner (once we reach a certain percentage of return). 

How aggressively should I be factoring in CapEx and maintenance respectively, as percentages of my monthly cash flow for a new construction home?

Are percentages renegotiated for each deal?

The Trustee makes somewhere around $175-$250 per file as I remember, plus a percentage (6.5% ??)

I run 3 different ROI's:  Yield (Annual P&I/Investment), current APR (Annual Percentage Rate) and IRR for the life of the loan.

Those are the "magic banks" because they do a much higher percentage of portfolio loans so they can make their own rules.Maybe start with Bank of Whittier?

In my experience, I have had a fewer number of people look at units during this time of year, but a higher percentage of applicants are serious as opposed to a higher volume viewing a unit in the warmer months but many may not be as seriously interested.
