You definitely need to be cautious as you are allowing your property to become a civil liability rather than an investment.  

The seminar business is a dirty business, and unfortunately, many of the "seminar guys" out there have one agenda: feeding you enough content to keep you in the game but not really teach you anything you can monetize until you have exhausted your savings and maxed out your credit cards.

Perhaps the other wholesaler has exhausted all their resources and couldn't find a buyer and now is reaching.As a side note, I am not sure what your state laws are, but it could be illegal to market another wholesalers deal, unless your a real estate agent, or at least have legal interest in the property by having the house under contract in your name.

If you rehab you are better off in GA REIA because of their Deal makers email list and the in-town rehabbers group and email lists where you can get a contractor referal in less than an hour and save big $$ as I have.

I'd also say you'll get much more out of attending a class if at all possible than an internet course, not to mention the contacts you'll make with peers. :)
