Where Should I Take My Salesperson Classes In Indiana?

I was wondering if anyone had any recommendations on who I should or should not use to take my 54-hour pre-licensure class to get my Real Estate Sales Person License in the state of Indiana. All input welcome.

I also went to Tucker school in Castleton. I can say they prepared us well for the test. Luckily, I and most others passed the first time. It takes dedication to drive to spend hours in class, but well worth it.

If I find an unlisted lead with no agent, and introduce him to say an investor buyer who doesn't have an agent, can I decide on my own commission, maybe make it 5% instead of the combined 6% to save both parties money, and make everybody happy? I'd like to take listings as well, but I agree that I wouldn't waste my time listing a $100k house if they are expecting top value. Sellers need to be realistic, and that's the first step.

@Jason Eyerly depends on what you are buying.  If you are representing a seller and a buyer yeah you could get $6k commission, but a lot of times at least on the MLS it's a brokered deal meaning if you are listing agent that the end buyer comes from another agent.  Doesn't always happen that way, but you also have to wait longer on MLS deals.

Don't get me wrong there are definite pluses to being an agent.  I am one.  I, however, do take listings.  I'll bring a buyer and I'll get a property under contract and assign it to an end buyer, but I'm not going to waste my time listing someone's $100k house that they want top-market value for.  There's so much competition for properties with the inventory of bank-owned that I think there's a lot more opportunity that if you can get a property under market at a really good price and then flip the contract you may only make $1-2k.  But you made it in 1 week instead of 90 days.

That being said I'd still pursue a real estate course, but don't let that stop you from doing stuff right now.  Go out and farm leads look for motivated sellers and then try and get properties under contract.  Provide value and you may never have to take a listing.  If you build a reputation you can typically sell things pretty quickly because you'll know who will buy what and can look for those type of deals.  Just my 2 cents for what it's worth!

Yeah but I realize the value of having a license. Plus, it would pay more to be an agent and sell the property to an investor with commission, than to just take a flat fee, I believe.

@Jason Eyerly to wholesale flip you don't need a license.  All you need is to have a property under contract and assign the contract

@Adam Gerig @Bill Gulley @Christine Caturano @Shawn Holsapple Unfortunately, Cressy & Everett are the only ones that offer the classes in my area, and their start date does not work with my schedule, and other nearby places aren't starting to offer classes until March/April. Since I'm trying to get wholesaling and flipping now, that's not gonna work! That being said I have no choice but to take the online classes with RECP (I've looked everywhere). So the downside is that I will miss the classroom experience, but at my own pace I will absorb and understand everything much better. Thanks everyone for your help.

@Jason Eyerly don't know if you are wanting to take it in Fort Wayne, but I'd highly recommend the Troyer School of Real Estate.  Great teachers and our accountant actually just took the class there.  Good people and they really prepare you to pass the exam.

Hi.

I'm taking the Indiana 54-hour salesperson pre-license course right now (online) through Real Estate Certification Program (RECP). It is one of the approved courses, you can find the list here: PLA: Approved Pre-Licensing Course Providers  So far, so good, but i'm only into class 4 of 17.

I'm not sure if you are aware but there is a significant shift happening in Indiana with regard to RE licensure. Before July 1, 2014 all licensed RE salespersons who wish to continue selling MUST transition to a Broker license which requires a 24-hour broker transition course.  As of July 1 2014, the real estate salesperson license will no longer exist.

So, if you start now, you must complete the salesperson course (54hrs)/pass exam + broker transition course (24hrs) /licensure before July 1, 2014; 78 hours total.

If you begin the process after July 1, it is a 90-hour program for your brokers license. Hope this helps!

I also used Tucker in Castleton [Indy] for my sales person & broker classes.  Just keep in mind the classes are geared toward the retail world and don't really discuss [or want to discuss] our investing world.

Over the instructors did a good job prepping me for the tests.
