@Mark Creason, @Robert Hetsler and @Drew Reynolds come to mind immediately.In addition to those sources you may want to look at something a step below the fractional ownership product - the turn key providers provide you a way to fully own property that is 1031 compliant but be completely passive in managment and development.

Download you Landlord tenant laws for your state, this is your most important tool.Id check and see if you have a local landlord association in your area, they may offer forms that include leases that are used by the court system in your area. and they are awesome for classes and good source for landlords.
