It was KC specific and I am sure if you are in KC, you have an email from me sitting in your in box.But the important item you need to remember is if you let one tenant slide or set up a work out agreement with one tenant you need to do the EXACT SAME THING WITH ALL TENANTS.Just wanted to remind everyone that Fair Housing does not take a break for national disaster.

I figure there'll be stimulus checks coming in and with most of my properties having 2 or 3 people living in it, they will rather use those funds to pay the rents and keep their place, than breaking the lease and moving in with relatives or just not paying, because there's a moratorium on evictions in Atlanta.

My point is I am thinking especially in a multi family building tenants do become friendly, and many are staying home, they are probably talking to each other about their respective situations.Therefore, in those types of rentals, if I give one tenant a break (of some sort, whether it may be deferred payment, or rent credit or something else), I think I have to extend the same to everyone in that same building to be fair, and yes requiring proof of hardship may be necessary, and what would be a criteria one would use to evaluate hardship?

As a result, one of my units had a record-breaking early season, which should help me carry it through the rest of the year - hopefully keeping it break-even at least.

As part of his letter to confirm the move out date, he specifically mentioned that he is waiving rights to part of the security deposit as they are breaking the lease.My tenant also helped with showing the home to prospective tenants and finally, I approved one of them after the background check and all.Now, he is coming back and saying that he spoke to a lawyer and I should return the security deposit as I rented the house to a new tenant right away.
