I'm interested to hear from other PM and landlords if they will be considering waiving late fees and fees associated with breaking a lease.

It was KC specific and I am sure if you are in KC, you have an email from me sitting in your in box.But the important item you need to remember is if you let one tenant slide or set up a work out agreement with one tenant you need to do the EXACT SAME THING WITH ALL TENANTS.Just wanted to remind everyone that Fair Housing does not take a break for national disaster.

I figure there'll be stimulus checks coming in and with most of my properties having 2 or 3 people living in it, they will rather use those funds to pay the rents and keep their place, than breaking the lease and moving in with relatives or just not paying, because there's a moratorium on evictions in Atlanta.

As part of his letter to confirm the move out date, he specifically mentioned that he is waiving rights to part of the security deposit as they are breaking the lease. My tenant also helped with showing the home to prospective tenants and finally, I approved one of them after the background check and all. Now, he is coming back and saying that he spoke to a lawyer and I should return the security deposit as I rented the house to a new tenant right away.
