:)   This trait forces me to look harder at the tactics, vs just working my butt off making something difficult work.My view, and to be honest I have not done this, but done all the ground work, buy lists of GA home owners who are late on taxes, bulk skip trace, reiskip.com, now its a std direct mail campaign BEFORE the auction.

I never completely tell them I'm assigning but I do lay the groundwork for it to be assigned by speaking about equity partners joining in, I may keep the property I may not, etc.

I don't use Skip Trace very often, but I just use Groundworks Research in Texas and they were fast, affordable, and did a good job.
