He’s a very motivated seller so I believe I’ll be getting a great deal.

If the repairs come back high then these figures are presented to the seller to negotiate a little better deal.

Im not sure I can fork over too much cash as I suspect Ill need it to put down when a bank approves me at which point I would pay off the seller but I would think the seller would like to see some earnest money.  

I would request the current seller to obtain a written lease with the tenants as part of the sale based on the terms they say are in force.

what resources can be used to find home owners who are upside down on mortgage payments, recent divorces, pre foreclosures, basically a pool of motivated sellers to market too.
