With my experiences and eye for a good deal, I am confident that I will deliver solid returns. 

We're looking at a duplex and it will not be delivered vacant.  

@Michaela G. it is not on wheels - but i am able to deliver it to whoever wants it, i have a guy with the equipment necessary.

So do you think it's always good to have buyers on hand because I have been hearing it's better to get the sellers on hand first than get buyers but to me it seems like it would be logical to have buyers on hand because what if you have a deal & a seller but can't find a buyer & also risking a lawsuit because you told the seller you can find a buyer but can't deliver?

@Thompson Truong have an attorney write a clause in the contract that property is to be delivered vacant.

1) if it’s an assignment deal, he’s selling you the purchase contract, not the property.2) In a double close scenario, I’d assume there is language in the contract about the sale being subject to the wholesaler being able to deliver clear title.

(b) The new owner shall deliver to the tenant a signed statement acknowledging that the new owner has acquired the property and is responsible for the tenant's security deposit and specifying the exact dollar amount of the deposit.

Some were delivered immediately online, some I had to wait a week and were done by fax.

Deliver an updated invoice with the late fees showing that it is past due, but in parallel also 2. begin the eviction process, I wouldn't worry about leaving a note or going into the property unless you have cause (water leaks etc).  

Materials are delivered to the job site when the contractor request and we rarely have an issue.
