So do you think it's always good to have buyers on hand because I have been hearing it's better to get the sellers on hand first than get buyers but to me it seems like it would be logical to have buyers on hand because what if you have a deal & a seller but can't find a buyer & also risking a lawsuit because you told the seller you can find a buyer but can't deliver?

1) if it’s an assignment deal, he’s selling you the purchase contract, not the property.2) In a double close scenario, I’d assume there is language in the contract about the sale being subject to the wholesaler being able to deliver clear title.

Deliver an updated invoice with the late fees showing that it is past due, but in parallel also 2. begin the eviction process, I wouldn't worry about leaving a note or going into the property unless you have cause (water leaks etc).
