due to the money that I haven't been making I cant afford to get move money up after paying monthly expenses. there is no heating or air. or hot water. have to use a bucket under the kitchen sink and the sockets have caught on fire twice.. they charge me for insurance but its to protect the interest of the landlord. this is PMI property management...

We have properties all over the place In Utah but I think Draper and South Jordan has the best appreciation

I am an agent that specializes in buy-and-hold rentals but I am interested in buying a vacation rental for short term tenants or air B&B rentals.

You will need air tight business systems to mitigate some of this. 

How about mini split air conditioners, vs their own window units?

I’ve currently been looking at a mini split system or just central air.

In the meantime, if you have good access to the basement and 3rd floor space as mentioned, you can have each of the two spaces ducted and install air handlers to provide AC-only.
