I am concerned though that if they smoke--they will eventually smoke indoors, especially in the 5 degree winters.

Eventually owning the asset allows one to do other things, whether it is borrow against the asset, rent the asset to others, have an (almost) free place to live, etc., whereas renting forever leaves one bereft of assets at the end. 

Eventual goal is to by enough units to replace one full time income off of cashflow ($50K), withing the next 15-20 years.
