work with a realtor that can identify and cross off a lot of your issues, then if there is something worth inspecting you do "contractor walk through" or you put in a caveat in the offer that says you will stay at the same price unless there is more than $10k of work, then do an inspection. 

First, it simply helps me expand my knowledge on the topic, and as you read/listen specific pieces multiple times you can start to identify what the "core" identity of that topic is simply through repetition.
