If one were ever to read the bottom of a "warrant of restitution" (eviction), specific instruction signed by a judge, delivered to the sheriff exist which says something to the effect of "unless tenant pays judgement amount of x plus court costs of y to landlord, eviction takes place"....AKA anything less than x + y does not cancel an eviction. could a tenant say they reached an agreement?

I still do not understand how this could be any type of issue for the borrower, there is no duty for the borrower to close with any broker up until a bona finde mortgage loan is delivered which is essentially funding, not anything less like clear to close, or less like a conditional commitment.Again, add some clarity to all this when you get time.

if you have deals finding a buyer wont be an issue. trust/transparency etc dont come from a picture it comes from you delivering solid deals where the numbers you give match the actual numbers at the end. if people notice your deals are solid and you dont act shady or try to take advantage of people no one will have an issue working with you. my.02 Nick

The rule is not to accept partial payment AFTER the pay or quit has been delivered ... so do cash that check .... if you would like me to send you a copy of my pay or quit, I would be happy to do that .... if you show these children ( um, I mean tenants ) that you mean business and are not like their former landlord, you may be able to turn this around ..... but you must always give them the pay or quit notice on the first day that you are allowed ( according to your state laws ) and then file for eviction on the day that you are allowed.

The other nice thing is that Sherwin Williams you can call ahead to have the paint waiting or they deliver, which is a huge time saver.
