Getting it "under contact" just means getting an agreement that both of you sign so nobody else can bypass you and buyt he property while you're working on the deal.

If a furnace goes out, you've got $50 toward capital expenses for each of your 100 units, which means each month you have $5,000 to use toward that furnace and whatever else is needed that month.

On the plus side, it's in the agent's best interest to close the sale before the auction or else he looses any chance of getting paid.I can't imagine what contract you have with the agent unless you contracted with him as a buyers agent.
