Have you considered having her buying it and then selling it to you at a later date?

Think of all the things that could go wrong and see if the lease addresses them: unauthorized pets or tenants, early termination, security deposit, lease violations, late rent, eviction, lawn maintenance, parking, etc.5.

I'm NOT an attorney, but my suggestion is, that you put the property into an LLC; sooner than later.

I'd say go ahead and get started worry about hitting a cap later.

In following this thread, I'm wondering if any experienced investors can speak to how to think about this when starting later in life - after age 50? 

For ex: If I get a HELOC on my primary home in January 2022, but like 6 months later turn that primary home into a rental and purchase a second primary home, would this be an issue?
