#2 as soon as you close your first deal they all get a starbucks card for a cup of coffee with a handwritten card, #3 when you close your second deal they all get a book from you with a hand written card.When you close deal #3 you start buying leads you can work....not from Zillow or Realtor.com or someone like that, but lists....you call, you door knock, you talk to people in person.

Some of the factors may be road congestion, the supply and demand of the product and nearby product, roadway access to major arteries for work (183 is undergoing massive roadway construction,SH 130), schools, etc.
