Looking at the year-over-year projections on page 2, you can see that the 1-year internal rate of return is negative 40%. 

That drive is ridiculously long and boring and could maybe revitalize some struggling smaller Texan communities that are just a day's drive too far for Southeast Texan families to visit on a weekend.

Wouldn't it be nice to have properties to visit around the world and rent out when you're not there?

As well as parents and students visiting year round to see if they want to attend or to visit a child who is attending.
