I'm not opposed to remote management if it doesn't reduce cash flow to untenable levels and if the company is excellent.The city I'm currently investing in is home base, its our home town, and its on its way to becoming somewhat of a college town, with the construction of a new four year branch of Texas A&M.

And this is only the interior.For exterior, I would suggest working from the roof down:- Chimney Repairs- Roof Repairs- Gutters/Soffit/Fascia Repairs- Siding/Trim/Sill Repairs- Decks/Porches- Paint- LandscapingAgain, just a suggestion...you can easily argue that the order of things on a specific rehab should be different based on specific issues...

The buildings are constructed on a crawl space with a concrete foundation and walls, and wood/stud/wood siding exterior walls and wood joists with plywood flooring.
