You should establish a PO box for collecting rent checks and use that address in your lease where rent is to be paid.

Whereas if you find another deal like the triplex, it is completely feasible to pay Answer America $1.00 a call to take messages on your maintenance hotline (they give you a free toll-free number) and get a PO Box or autodebit for your rent payments rather than fooling with a property manager.
