:)   I'm stubborn I really want FL  I want to eventually live in florida part time  but what I keep being told is everyone is heading to NC more bang for your buck  I think,  and I would like to say I did have other interests in my life besides realestate but until I reach my first goal I have no other maybe a little yoga.

If someone gives you lip about wholesaling you say "Go suck on a dead smurf" and you keep the course.You need to be sharp, a shark, strong, stubborn yet humble.I started with wholesaling, and I have made 14K my first dal (in 3 months time), my second deal I made about 20K and my third deal about 9K (if I remember correctly).People that ask "ohh why do you start with wholesaling" say it as if wholesaling is a lesser form of investing.

The only way I can think of is to filter the search to only cover properties that have been on the market for a very long time, but that usually means you've got a very stubborn seller that refused to budge on price, but that might mean they won't negotiate on financing terms either.

My GC primed and painted over them a few times thinking they were just old, stubborn stains that needed extra product, but they kept coming back after each rainfall.I hired a water intrusion detection company to help me pinpoint the problem - they said the new roof seemed solid and that based on infrared and temperature readings, the moisture is coming in from the partition walls.

I have north of 10 LLC's personally for all sorts of various activities.. and do probably 250 plus transactions a year.. in the last 10 years I have one actual lawsuit and that was over a contract dispute that has gotten settled.. lots of sabor rattling.. but end of the day  you really have to be stubborn to make it all the way in front of a trier of fact.And in our market were small claims in 7500 .. you can cover most things there is you really want to sue the b$$st$ard for a 3k wrong doing.. like we see folks post about on BP.Other wise I do believe proper insurance is important..
