I notice that some people pay cash upfront and cash out refi...is that more advantageous than financing from the start with a 20-30% down payment?

I wish I would have started like you're planning before I started a family - I plan on taking advantage of the great fixed rates on financing now though, especially since there really isn't much market appreciation here.

This market is almost as supply constrained as NYC and also almost as expensive, so I'm not sure what the advantage is for you to choose a business which is 5 hours driving distance from you...What made you start a fix and flip business so far away from your hometown?

I'm cash flowing it by about $50/month.My question is this: would it be more advantageous to list if for sale March 1st or should I attempt to continue renting it out (likely at an increased rate)?
