@Scott Long I had something similar to this last year to my cpa. though mine had to do with a house we have in china, and if I would be able to write off travel between here and there if we were going to inspect the property or take care of business related to it that might require use there (china it seems a lot of things require you to physically show up).

@Rapy Narruhn thank you for that bit of information, im currently looking for an investor to work under but incase neither take me on im still looking for the spot to start, ive already started looking in to marketing campaigns to run to bring in some leads but i havent taken any physical action yet.

I'm just in the learning stages and want to provide value through physical work and even look for good deals for you as practice.

Then plan to spend a day at the court house pulling the physical files found and discover what is the crux of the suit.

I've got a physical presence in Memphis and it's easy enough for us to drive around and reach out to realtor's (which is how we got our first 2) but Curt's group has made it so easy, that I have no interest outside of turnkey in the Memphis area anymore.  

I haven't physically seen it yet because I live in North Carolina, but I've visited the area within the last 2 weeks.  

However, you do have to physically attend the building maintenance class. 

I have some physical limitations that would keep me from doing much repair work in a fix and flip situation (providing I could afford the time in the first place).What I do have is credit and low debt, but I'm not sure how to leverage that without capital.
