My gut tells me to politely decline the offer but I know to persuade my husband of it I would need more logical explanation.I like your referral to the adage on how it is better to have no tenant than a bad tenant and plan to quote you ;) If he just really likes those tenants for whatever reason, you can comprimise in the middle and put them on a month to month lease and terminate it if they are a pain.
