From a practical standpoint it appears a landlord should be prepared to wait 6 months to clear the existing tenant and/or come to some kind of agreement with tenant to move--I would not call it extortion, but with financial assistance apparently available for deposits, an existing tenant has a lot of leverage over a selling landlord.Are you thinking that DCHA makes the payment to a tenant to relocate them prior to the end of a lease rather than the landlord as well as that DCHA essentially has to sign off on any eviction/termination with cause that is prior to the end of a lease term (and it appears that can only be after the first 12 months?)?

It can be avoided by simply paying off the loan and holding the property for 365 days, then selling - no UBIT.I persoanlly believe that using a SDI to make loans is much easier and way less headaches, plus you don't have to watch out for all the items that could potentially cause your IRA to be in violation.I have both.

I have 3 walls that do need a full coat, maybe even some kilz to cover some pretty dark marks on white walls.Will primer, or even 2 coats of paint cover those marks, probably caused by bedframe rubbing :roll: on them?

I tend to disagree a lil bit cause theres not many that i know of thats going to buy multis at 30 to 50k a unit,you tend to stay between 10 to 15.
