Just depends on how attached he is emotionally to NJ.

It not only helps save time, money and the boring drive - even though I'd listen to tons of podcasts on the way ;-) - but it also focusses you on the very important phase of analysis and not getting emotionally attached when looking for an investement property.

Hello Mark, Jumping into real estate can seem scary right at the forefront; however, it can also be one of the most rewarding experiences not only financially but also emotionally and mentally.

Let him know that landlords are aggressively screening new residents and having a poor rental and credit history will be problematic for finding a new place.IMO, having someone live in your home for extended periods without paying rent is as bad as it gets in real estate (financially and emotionally). 

Then when you get the feed back that they feel heard, suggest they contact the tenant in a non-emotional time and see what they can work out after the emotions have subsided.

When sellers call in off your mailing campaign go into thinking how can I help you verse yourself don't rush the conversation and let them talk and LISTEN for emotion that has led them to call you.

Only Reason to ever do that is because of my parents and my wife have strong sentimental Feelings and emotions in that house which I was unable to get rid of even after getting them 10x better house then that but as they say heart is where the home is, and I would absolutely feel proud of myself by give my parents and my wife that house back some how, that would be my biggest accomplishment.
