I was able to quit my job & we are now packing & moving to Texas in about a month.I buy, sell, fix/flip, sandwich loans, whatever needs to be done to help a homeowner out of a messy situation while still making enough profit to ensure I get to go out and do it again.I like wholesaling most, simply because you keep your hands cleaner, & its less stress.

The goal is to mitigate that risk by properly budgeting and analyzing the deal(s) before hand to ensure they're profitable then setting aside capital reserves (or putting other mechanisms in place) to mitigate any major economic downturn or large expense.

I've heard everything from "kitchens and bathrooms sell houses" to people who swear by always replacing or at least servicing these items just to ensure that they don't have any problems during inspection.
