I did not there were different descriptions on the condition of the home, different descriptions on the quality of the renovation in the kitchen and bathrooms.So I am sure as these two appraisals made their way back into the Fannie Mae system, the different descriptions of the property were noted.Really the same thing happens when you have two agents pricing a home as well.

The idea workflow for this feature will be importing the photos, select basic house features, enter the address and then the listing description will be generated (later perhaps integrating this with MLS or Redfin) by underlying AI model.

Not trying to be rude but I do want to be very clear that before you even get to financing options, you need to know your numbers inside and out on this deal, including the rehab budget which $70k does not sound like enough based on your description and your $250k exit has no comps presented to prove that is a valid exit number.
