When you get an inspection report if you're not aware of those sorts of things or if you don't have someone guiding you that's aware of that sort of stuff you'll probably just get scared off.

The loan does not appear on a personal credit report.

Other perks include the ability to vest title in a LLC (if desired), the fact that there are no caps on the number of rentals owned, and the fact that these loans servicing companies don't report to the credit bureaus.  

I am very responsive to their issues and have been sending contractors for repairs every time they have reported issues with appliances.

However, they shouldn't be able to just arbitrarily increase your purchase price without your agreement (unless you are at the point prior to having the public report. 

It is completely appropriate and will actually be invisible to the IRS because if the LLC is truly disregarded the property will still be reported on your personal tax return where it always has.A simple corrective quit claim deed is all that's needed.
