When you have someone who is motivated by the "D's" in life you have the makings for a wonderful deal for you (Drugs, death, disease, DUI, divorce, dumb decisions)You definitely don't want him to just give you a quit claim deed for various reasons but my guess is he'll sign any type deed to get the money  and be out.

Also watch out for any brokers, most of them won't even talk to newbies... i learned the lesson myself (heck i describe it in my real life documentary)...

If it looks like gov't subsidized terms/conditions, it probably is, meaning Fannie and Freddie guidelines will apply.
