Not sure what your market looks like but mine looks to be slowing and I wouldn't want to leap into a no job situation in a slowing economy/market and not have a track record and already have income producing assets or have proven you can make a living on flips or commissions.

Lots of fraud with people trying to buy property with little or no down payment producing falsified documents showing they made a down payment years ago when the bough on contract for deed.

I 100% agree with @Chace Fraser   Get rid of the consumer debt then look at income-producing assets as a way to cover expenses (some of those expenses might be loan payments on your student loans.)
