Unless you are working a short sale or utilizing some type of low equity exit strategy (lease optioning, note carrying, or long term rental) then you should focus your attention on the properties that most likely have equity (old deed dates or low original note amounts).

I prefer to Lease Option those houses, but you could also sell with a Land Contract, provide actual owner-financing with an AITD (wrap), or sell via subject-to with your Buyer (not recommended).

With an apartment you know when a lease is coming due and if someone moves out you can fill it or already make arrangements to have someone ready to move in before hand.
