Then, usually within a week or so of the court date, they come up with all the back rent, late fees, and eviction fees, and so we let them off the hook.  

In any event any action we take is at the lawyer's direction.Our lawyer basically says well, there's how the law is written and then there's how the law is interpreted and applied by each individual court.

I send out notices to units that smoking is not allowed and they know I took that tenant to small claims court and won, smaller town people talk.  

You could look into areas such as Loveland, Windsor, and Greely, but they are clearly not the same as Denver.
