Keep in mind that when a investor throws out a per door number it is assumptions based on yesterday and is really a game of smoke and mirrors.

Only work done was some stuff necessary to pass rental inspection (moving some smoke detectors, fixing some rot here and there, and a few other minor things).

That said, if the deal was smoking hot, I might consider it.3&4) Manage professionally. 

You gotta factor in lifestyle, and how they would treat the place, smoking vs. nonsmokers... visitors...etc..   

You could also give 48 hour notice to test all the smoke alarms during your tenants birthday party, or if you don't know their birthday aim for 8am on New Years Day, but you just shouldn't.

This is a TERRIBLE DEAL as a rental that only appears to cash flow with the heavy use of smoke and mirrors.

(My list is about 3000 names/addresses so it can get very pricey if you guys are blowing smoke up my a**...haha) My first mailing was a yellow letter and my second was a white business letter.
