Research shows that the more experienced home buyers have a longer and generally more specific list of demands than first-time home buyers.If our buyer does not have a home tour checklist, I give them a version that I have used for years (I did not create it, another investor shared it with me and I have used it). 

The challenge is, I’m not familiar with the local market—or the Mississippi market in general.Does anyone have insight into the market in this area or know of investors interested in properties in western Mississippi?

DSCR is ONLY for investors.

I mean many investors are just not great at public speaking nor would do it.

So, when investing in areas they don’t really know, investors should research the different property Class submarkets.

I'm sure another savoy investor will chime in and change our minds, but that's my understanding of mobile homes. 

Personally, I enjoy self-managing and screening is my favorite thing, so I'm not in the market for PM services, but a lot of my clients that I work with and other fellow investors would be interested in it.
