Of the three-legged stool, which I alluded to in my last comment to your thread, whci you best sum up, as "Newbie looking for Hands-On Work", my experience has so far shown me, in Landlording, that the finances part of these 3, is not so central & critical, as are the other 2 legs of this stool, as in dealing with people, & dealing with the physical aspects of a Rental, as keeping it up to snuff, the way any new Renter would want to find it.

Depends if your going to move and live there to personally over see this project.If not then your infrastructure ( team) will be critical all things being equal go with the right team especially if your buying in areas with historic minimal appreciation and just cash flow.

@Dorothy Ma it’s a residentially zoned duplex E-TU-C,It has in the past functioned as and been rented out as a triplex I assume illegally as my experience with this property tells me that the previous owners did a few things that were a little sketch.I submitted my pre application request today to try and get the ball rolling.I think the big think here is that I took the marketing and MLS listing at face value as it was listed as a triplex.

Looking for best practices on how to handle a neighbor who is threatening to file a harassment complaint with city against a tenant who has 1) screamed, disciplined and said in appropriate things (i.e. name calling, criticized their upbringing, etc.) to elementary age children, and 2) screamed at teenager after being bit by teenager's dog was in renter's property.
