Could we possibly still do a 1031 exchange or is it too late now?

I have a duplex rental in shoreline since 2004 and would like to either recoup some of the equity to reinvest in new properties or 1031 exchange to a larger property with higher cash flow 

He would give them chores and in exchange for doing chores, he would give them more time.

Compound this with a flurry of 1031-exchanges and you have a frothy market where it's tough to get yield.

@Ryan Zidek, I may be wrong and am new to real estate investing, but the 'trade up' wording may dictate that Brandon sold the 4-plexes and use the remaining equity (after paying off loans for them) in a 1031 exchange for the larger property. 

The listing agent also has in the listing remarks that the current owner is trying to sell them to do some 1031 exchange, so I imagine there is some eagerness to sell. 

But if you want to go that route it's as simple as selling as yourself, using the 1031 exchange and buying as yourself.
