@Ryan Zidek, I may be wrong and am new to real estate investing, but the 'trade up' wording may dictate that Brandon sold the 4-plexes and use the remaining equity (after paying off loans for them) in a 1031 exchange for the larger property.

The listing agent also has in the listing remarks that the current owner is trying to sell them to do some 1031 exchange, so I imagine there is some eagerness to sell.

But if you want to go that route it's as simple as selling as yourself, using the 1031 exchange and buying as yourself.
