to make a offer on my first deal should i just try and guess a repair cost. i really have no idea what to look for besides basic appliances and things i would change but cost wise im in darker waters. im also guessing that the end buyer already has a contractor that will do the work so bringing in my own to do a estimate is useless unless im the end buyer.

Sounds like you like the C Corp, not arguing with you Steven, but it's not all about taxes starting out in any business and when one reaches steady income levels you can change your business structure for tax advantages.

The other part is that I turn 39 on Wednesday, and I am literally starting the second half of my life with nothing and a drastic career change, which will require not only massive amounts of time, but also massive financial commitments.My overall goal with this is to acquire enough property to be able to support myself whilst I attend naturopathic medical school and begin a practice.
