first take @Todd Dexheimer's advice.second, in bigger deals than a duplex the "sponsor" (you) will get an acquisition fee and upside equity (read promote). 

I've been a part time wholesaler for a little over 2 years now, and my one piece of advise is be consistent with your marketing.

I see you all putting together so many deals, so I figure why not put my life out there to see how you would all move the chess pieces.
