The only thing Im not so sure about is the communal large bottles of shampoo and conditioner left in the shower.

@Rich Bultema - Just from my experience I have not had an appraiser impact the value for an older heater/air conditioner, however, a heater without A/C (as an example) has impacted an appraisal on a single family home.

These tenants also had the heater and air conditioners running at the same time - yep, utilities included.  

Of course this is all relative to your climate, maybe air conditioner is a better example in Houston, but you get the point.

Same for your air conditioners - If she doesn't like how you set it up then have her hire a handyman. 6.
